Lake Houses and Lake Rights... Who Has Them?
When lake houses are advertised for sale with lake rights, it usually means that the homeowner, along with other property owners in that community, has exclusive use of certain amenities on the lake. This could be a private community boat launch area, beach, or even a boat slip or dock.
NOTE: Some lakes have public access points, which means other people besides homeowners will have access to the lake.
What does "boat slip included" or "boat slip available" mean? What is the difference?
When a lake house for sale has a boat slip “included” on Lake Wallenpaupack, the boat slip should transfer to the new owner of the property upon settlement.
On the other hand, lake houses that have a boat slip “available” means that obtaining a boat slip is possible but not guaranteed. Basically, community boat slips will be assigned to new owners, but may be subject to a waiting list.
By the way, if the wait list is long, a great option is to rent a boat slip from a nearby commercial marina until a community boat slip becomes available. You can start the "lake living PA lifestyle" anytime!
